Down Payment Assistance Programs
Every state in the U.S. has a state level housing office that administers the state’s down payment assistance program. Below you will find a link to more information about your state’s specific program.
Down payment assistance programs vary slightly from state to state even though they are all sponsored and funded from the same federal government home ownership assistance initiatives.
Additionally, most states deliver their mortgage assistance programs through a network of state approved mortgage lenders and banks. Home buyers must apply and qualify for a mortgage with a local mortgage company to be eligible for any type of down payment assistance program.
General Down Payment Assistance Program Qualifications
Each state is a little different in what they require of their residents who want to buy a home in their state and need down payment assistance.
Most states require first time home buyers to attend home ownership education programs. If you are not a first time home buyer, the requirement for home buyer education is typically waived.
In general, there are household income caps based on the household size and the geographic area where the home is located. Geographic areas are based on county, city limits, contracts and in some cases states.

Note: Each state has set aside Special Areas that allow for expanded income caps and purchase price limits to allow for more qualified home buyers. These special areas are called “Targeted Areas”. Targeted Areas represent areas where HUD and the individual state have determined have special economic or community development needs.
