The program uses FHA 30 year fixed mortgages.
Your out-of-pocket costs could be as low as 1%.
You are under no obligation to repay money from the Gift Program.
The program is not limited to first-time home buyers.
The seller may contribute up to 3% towards closing costs and other prepaid items.
There are no pre-payment penalties.
You must have a minimum 640 credit score to qualify.
