How To Sell Your Home Quickly In Arizona

     You have probably seen the ads on TV, I’m sure every city has, and Phoenix Arizona is no exception. The ads starts off with a real estate agent offering to sell your home relatively quick even in today’s tough buyer’s market (a buyer’s market means that buyers can more effectively negotiate the deal that they want than sellers being able to hold firm to their asking price). Well, does it make sense that we still see these commercials if the market is so slow? Here in the East Valley of Phoenix, I can think of two of these commercials and I cannot imagine either of these agents advertising something that is not true. To put yourself in a position to sell your home quick, I recommend the following action items for you to do.

     First on the list is, of course, find a real estate agent to work with. If you are going to hire an agent ask around. It might take you a few tries to find an agent you like. One place to find an agent to work with is to ask around. Most of us know someone who has used a real estate agent in the past few years. It is worth talking to someone who comes recommended. You do, however, want to find someone who is familiar with your area. If you live in Gilbert or Chandler, you would not want someone from Scottsdale or even Phoenix who does not know anything about your neighborhood. In other words, if you are referred to someone who your friend or family member used and they are not from your area, ask that agent for a referral. They often will know someone to whom they can refer you.

     You might consider selling your home with a 100% Real Estate Company like Realty Executives or ReMax. Agents who work for these companies are on their own and tend to work harder to get your home sold. 

     Usually you can go for a drive in your area and see whose signs are up. If you see the same sign over and over you may want to talk to that person. Ask them to show you a list of the properties that they have sold in the area. You want to see what the sold prices are and how many days on the market before a sale occurred. Ask to see what type of marketing and advertising they are going to do. Just putting it in MLS may not be enough. 

     Besides just using the Arizona Multiple Listing Service (ARMLS), there are many things that you can do on your own to get your property sold in the Arizona market.  You can post your home for sale on CraigsList.com. CraigsList.com is one of the biggest websites on the internet and it is free. You may also want to put it on Zillow.com, PropertyNut.com and Trulia.com. These are also great listing websites that get a lot of traffic.


     Another key item to advertise is your willingness to pay some of the buyer’s closing costs. Most mortgage loan programs allow for you to pay up to 3% of the buyer’s costs. For example, if you are selling your home for $250,000 then you may pay up to $7,500 towards the buyer’s closing expenses. With this amount of money, a first time home buyer could buy your home with no money. Sure you might have to give a little to sell your home, but it might beat the alternative of having to wait to move, or if you have already moved to continue paying for a mortgage that you do not want anymore.

     The last and probably most important thing you need to do is make sure that your home is priced right. If you price it too high you are going to wait a long time to sell it. The longer you sit, the more price reductions you are going to have to make.  Nothing is a bigger killer in Arizona Real Estate Market than coming on the market too high.  Sitting on the market is a negative to a potential buyer in one way as it sets up the thought that there is something wrong with the house. I recommend pricing it right or just under what the comparable sales are if you want to sell it quickly.  In this market you do want to make sure that you are realistic. If not it will just end up costing you more in the end. 

     When selling your home in Arizona, do not get sucked in by the gloom and doomers. Arizona is still a great place to live and thousands of new people are coming to the Valley of the Sun each month. When it comes to selling your home, make a plan, work your plan, you will eventually sell your home.
