Use a Home Staging Company To Sell Your House In Arizona

     You have probably seen all of the advertisements, articles and news stories about the housing slump in Arizona.  While we may be dealing with a very different kind of real estate market than a few years ago, you can still get your home sold in a relatively short amount of time.  In this article I am going to cover what it will take to get your home sold in a competitive Arizona Real Estate market.

     The first thing you will need to do is to evaluate what type of condition your home is in.  Does it need paint, carpet or just to be de-cluttered?  How does it stand up to the other properties being listed for sale in the Area?  Arizona seems to be subject to “keeping your home in style” style changes.  One year it is white wash cabinets and the next it is dark wood.  I would recommend having someone evaluate your home to see how it is going to show while on the market.  You want to be able to get honest feedback from them.  Do not pick someone that you know will not be honest with you. 

     This evaluator, otherwise known as a home staging expert, needs to be knowledgeable of what is in style for the Arizona market. The first impression that your home makes to a potential home buyer is the most critical. Does your home have the style to sell?  Decorating with a little pizzaz can help catch a home shopper’s attention. 

     One of the cheapest things you can do to change the look of your home is to paint the interior. I do not recommend white.  It can tend to make things look to stark and sterile.  Go with an earth tone.  Earth tones are more popular right now. They also suggest quality and that the home is well taken care of. Try looking at a neutral color like Sisal by Ralph Lauren.

     Buyers can tend to be more interested in your personal stuff than your home. You want to make sure that they have their attention on your home when they are in it.  Is your home free of clutter?  Clutter, although it is reflective of you and your memories, hobbies and values it gets in the way. It tends to make homes look smaller and disorganized. You may have to move furniture to the garage or rent a storage space.  Even though you might have a great house with a great floor plan, you do not want to have to have the potential homebuyer imagine their clutter in place of yours.


     You want to de-personalize your home. This means you want to make your home as neutral as possible. Religious items such as a cross, or pictures of the Last Supper, or the Menorah need to stored. These items can turn off whole groups of buyers. Take down your photos of little Jimmie and the first fish he caught – sorry Jimmie. Make sure your entire counter tops are cleared off as well to allow the prospective buyer to use their imagination for their small appliance placement.

     If you are trying to sell your home over the holidays, I hate to say it, but you should not decorate. You never know who you might turn away if you are decorated for the holidays. Do you want to sell your home, or look nice for Santa?

     I apologize if I have offended you in these last two paragraphs. Staging a home can be like that. It is not personal, nor should your house when you are trying to sell it. The next time you are driving near a new neighborhood going up, stop in and see the model home. These homes are decorated by professional staging companies as the builder knows the importance of displaying the home in the most attractive neutral way that it can. If you stop, you should get a good idea about how your home should be staged to sell.
